Planning Permit Application for two-lot subdivision (existing dwelling small lot excision) and consolidation of Lot 7B into Lot 2 within the Farming Zone and an Overlay.
Recent drought conditions and ongoing financial pressures have made farming increasingly challenging. The farmer, over generational years of farming, had inadvertently required additional farmhouses. Managing an underperforming rental property added further financial maintenance and time management burdens. PAR Planning proposed:
- Excising the existing dwelling and associated domestic infrastructure into 3.2 -hectare lot that was newly created.
- Retention of the existing agricultural land to remain in farming family ownership.
As a result, and we note this is one of the hardest planning permits to achieve due to highly restrictive planning policies; nevertheless, at PAR Planning we have extensive expertise in the Farming and Rural Zones. The farm now has a separate the existing dwelling on a separate title (with the option to sell), while the broader farm was consolidated to support the continued agricultural use and operation of the family farm.
Our proposal enabled reinvestment into an established agricultural enterprise while making practical use of an existing surplus dwelling without compromising surrounding farming operations and the opportunity to retain much-needed housing stock in the rural community for a new family (or alike) to remain or move into the area.
Result: Planning Permit achieved, stamped plans within 3 months of submission to Council.
PAR Achieved:
At PAR Planning – we create planning permit opportunities for farmers to increase their farm, reduce their financial burden and reinvest through existing dwelling excisions.
